Intro: The Bayhill Residential District Association (BRDA) consists of 330 homes constructed in 2000 and 2001 by Holiday Builders, Incorporated. Bayhill at Viera East is located in an unincorporated portion of Brevard County and is a part of the master-planned community of Viera. As such, the Viera East Community Association (VECA) provides oversight of all Districts within Viera, to include Bayhill. Additionally, the Viera East Community Development District (VECDD) provides planning, acquiring, operating, and maintaining community-wide improvements for Viera East (i.e., taking care of the golf course, recreation areas and lakes/ponds). Consequently, homeowners in Bayhill can expect to pay annual Assessments to VECA and Bayhill. Given our relationship with VECA, it is important to note that the Bayhill Community is governed, in order, by the Florida Statutes, the VECA Covenants and then the Bayhill Covenants. Additionally, Bayhill has developed a Standards, Rules, and Regulations document to provide more specific guidance over what is presented in the Bayhill Covenants (both can be found in the Rules and Regulations tab). This information (regarding the VECA, VECDD and Bayhill roles) was presented to Bayhill homeowners at the time of purchase of their homes and a copy of the Bayhill Covenants and Amendments were issued to the homeowners at that time.
The community has a number of amenities, including a pool, playground, pavilion and basketball court that are available to Bayhill homeowners, their families and their guests. Pool access is protected by an access control system that requires a key card to gain access. Homeowner’s are responsible for protecting their key cards and controlling their guests. Rules for using the pool are posted and must be honored. The pool parking lot is for the exclusive use of authorized persons using the pool. The pool parking lot is not for overflow parking; however, special permits for overnight parking can be obtained from the Board. Although playground access is not controlled, it is to be used only by the homeowner’s family and guests. Rules and age restrictions for use of the playground are posted and must be honored. The pavilion and basketball court are also available for use without access control. Trespassing and malicious behavior at these locations should be reported to the Sheriff’s office.
The Bayhill community is managed by our residents. Bayhill has a Board of Directors that consists of three homeowner volunteers that provide planning, oversight, procurement, budgeting, financial management, contract management, quality control, administrative management, website management, Newsletter publication, e-mail management, etc. There are also a number of hard-working volunteers that support the Board in managing the community.
