Architectural Review Committee
Painting your house? Getting a new roof? Finally extending your patio area and screening it? If so, you’ll need approval from the Architectural Review Committee.
Most exterior modifications to your home require approval from the community’s Architectural Review Committee, or “ARC”. The ARC is a committee made up of homeowners from within the Bayhill District. The committee is chaired by a volunteer. The ARC is responsible for ensuring the Viera East Residential Design Guidelines, the guidelines provided by the Bayhill Declaration of Covenants, Conditions, Easements, Reservations and Restrictions (herein forward referred to as “the Covenants”), and the Bayhill Standards, Rules, and Regulations (herein forward referred to as “the Standards“), are adhered to. |
Changes Requiring Approval

Changes to the exterior appearance of a lot within the community, whether permanent or temporary, shall be subject to review and approval by the ARC. The review process is not limited to large-scale additions or alterations, such as adding a room, deck, or patio. The review process may also include small-scale changes, such as changes in exterior paint color, paver installation, screening of a patio, or landscaping modifications. Approval is also required when an existing modification is to be removed.

If there is any doubt as to whether or not a proposed exterior change is exempt from the modification review process, homeowners should either review Category I of the Standards or seek clarification from the ARC before proceeding with the improvement. ARC Request Form

Proposed improvements to a Bayhill property must be submitted in writing using the ARC Request Form. All applications must include a complete and accurate description of the proposed improvements and must include information such as dimensions, materials, colors, design, location, and other relevant information. For example, applications may need to include: a site plan showing the location and dimensions of the proposed improvement, architectural drawings or plans, as applicable; landscape plan; and material and color samples. Note: these drawings can also be handwritten.

Approval by the ARC of a proposed change is superseded by all applicable Brevard County building and zoning ordinances. Homeowners must obtain any required Brevard County permits and approvals and must ensure that their proposed changes do not violate any applicable Brevard County building codes.
