Update regarding the new Home Depot and corresponding wall *Please note - all dates are subject to change
1. The project is probably going to be complete in 6-9mos. One store may open by end of the year and the rest to follow early 2025.
2. The fence behind the Bayhill homes on Deercroft will likely go up in the next month. MH Williams is working with engineering to determine elevation and specifics, but confirmed the wall will be Stacked Stone material (as required by Viera Co.). It will be 6 feet tall and be placed where the black fabric fence is today and go the entire length to the sidewalk. There will be lots of landscaping installed per the Viera Co requirements and will be 6' hedges behind the commercial property, followed by trees in between and then the wall. Viera & Brevard county have requirements that the builder must follow. The wall will be shared by the residents and the development with landscaping on the development side.
3. The metal frame building that went up closest to Viera Dr is going to be Millers Alehouse.
4. For this project, there are County requirements, Viera Co has requirements and Home Depot has requirements. For example, Home Depot requires a turning lane go in off Viera Rd and also off Star Rush. The County requires traffic lanes. Viera has requirements on the material, color, and texture of the wall. Star Rush will be widened as well to address additional traffic. This is in the early stages. No timeline yet.
At this time, this is all the information we have. As we find out anything further, we will pass it along.
Garage Sales
The annual community-wide garage sale is tentatively scheduled for 10/19/2024.
Everyone in Bayhill is welcome to have a garage sale on this date/time.
Please note, Per the BRDA Rules all residents are welcome to have their own garage sale twice a year. You must use the VECCD approved signs that can be picked up at the Fairway Management off at 1331 Bedford Dr, Suite 3, Melbourne (no homemade signs). A deposit is required, but you will be reimbursed when the signs are returned.
Parking across Sidewalks!!
There have been concerns and complaints about vehicles parked across sideways.
Note: parking on/across the sidewalk (even at your driveway) is in violation of FL Statute 316.1945. Blocking the right of way to pedestrians, mobility scooters, wheelchairs, children walking to bus stops and people with push chairs can be a safety hazard if people are forced to go into the street to get around vehicle blocking the sidewalk. PLEASE be courteous and keep safety of our Bayhill family first and foremost. Also, please let your visitors know.
Note: vehicles may be parked across the driveway apron.
Pool Parking Lot Security
Due to concerns of frequent loitering and vandalism over the past year, the board voted and approved to chain off the pool parking lot on weekends. The is to deter overnight loitering, trespassing and for community and residents safety reasons.
NOTE: Residents may still request a temporary parking pass by going to the "Forms" tab, downloading, completing the request and sending to bayhillhoa@gmail.com. Please do 24-48 hours ahead of time to allow the board to process.

SETTING UP AN ACCOUNT ON THE HOMEOWNER PORTAL:
1. Please go to the Fairway Mgmt website, www.fairwaymgmt.com to set up your login.
2. Click the homeowner portal/pay assessments. You will see the instructions on this page.
3. Click sign in on top right, then create an account.
*You will find your Association number and Account Number on your annual statement.
4. You will need to spell out any street address – like Drive, Lane, Place, Boulevard (just not Dr, Ln, Pl, Blvd).
5. Once confirmed, you will get an approval in your email (check your junk folder) which will prompt you to set up a password.
6. Click on “Register an Additional Property” and follow the same instructions above, if you have multiple properties.

Trees: As we go into the dormant season it is time to trim your trees to include those next to the sidewalk and road to ensure people can walk under them and drive by without being hit by branches or palm fronds. Palm trimming should be conducted at least twice a year in May and November to coincide with the trimming in the common areas. Live Oak trimming should be conducted in March or November or as needed. Regardless of the time of year, trim or fix any palm or tree as necessary when it presents a safety concern.
2. Mailboxes: Time to repaint your mailboxes black or replace the address numbers which should be gold on black, white on black or black on white and affixed to the front of your mailbox. An ARC request is required for anything else.
3. Fence & Vegetation enclosures: Be sure 90% of your trash cans and equipment cannot been seen from the street or sidewalk. They should be hidden by fencing or vegetation enclosures.
4. Need an ARC Request? Any modification to your property requires an ARC Request. The form can be found in the "Forms" tab.

Parking on Bayhill Streets
In response to complaints about parking, restrictions in the community are as follows:
In accordance with Article V, Section 9 of the Bayhill Declaration of Covenants, parking on yards (lawns) or over the sidewalk is prohibited. Parking over the sidewalk is also prohibited by Florida Statute 316.1945 which also prohibits parking in front of public or private driveways. All roads within Bayhill belong to Brevard County and are not private HOA roads as we are not a gated community. Additionally, Brevard County has restricted overnight parking between the hours of midnight and 7:00 am which is posted at each entrance to Bayhill. In all of these situations vehicles can be ticketed or result in a violation letter. There have been instances where residents have called the Sheriff’s office seeking enforcement of the parking restrictions. This usually happens when people park recklessly or without regard for their neighbors or without consideration for the need to ensure the free flow of traffic through the community. Unfortunately, parking is limited in Bayhill given the size of our streets. Please be considerate in the way you park.
Why? A big part of part of when or where you park is to ensure emergency vehicles can get through without being blocked. Many of our homeowners are elderly and the time may come when they need emergency services. Please keep that in mind when you park in the community and be sure to brief your guests so they park responsibly also. Remember, you park on the streets between midnight and 7:00 am at your own risk.
Although the pool parking lot is restricted for use by homeowners and guests using the pool and the recreational area during daylight hours, we do allow overnight parking at the pool for special circumstances by permit only. If you feel you have a circumstance warranting the need for overnight parking at the pool, you should request a permit by emailing us at BayhillHOA@gmail.com with a 24 to 48 hour advanced notice to allow sufficient time for us to process your request.
Bottom line: when it comes to parking on the streets in Bayhill, if you are improperly parked and
your vehicle delays an emergency vehicle resulting in a death, a delay of emergency care or results
in damage to property, you might find yourself on the wrong end of a law suit.
Fishing in the Bayhill and VECDD Ponds
It is important for all the ponds in Bayhill to maintain a balance between the fish and the plants in an effort to provide an ecosystem necessary to ensure clear water and to prevent fish kills, algae blooms and odors. We ask everybody fishing the Bayhill and VECDD ponds to use a “catch and release” policy. It is also a good policy as the fish from these ponds are likely to be contaminated due to herbicide, insecticide and fertilizer runoff from the surrounding properties. “NO TRESPASSING” signs are to warn people outside of Bayhill not to fish in the private areas. Note: it is allowable for people to fish in the common areas, such as along the lake that borders Murrell Road.
